About three years ago I had the pleasure of being involved in the metamorphosis of Conant Street in the West End of town. Eight homes were built of assorted styles. Several of them were two family condominium homes and a couple of the parcels became new single family homes. The eight homes were not built by one builder. The parcels that I was assigned to sell were purchased by four different developers and so a major transformation began. I can say this, several of the homes that were replaced were functionally obsolete by today’s standards. Inefficient as it relates to their systems, insulation, windows and overall efficiency and condition. The street transformation actually began much earlier when the commercial building on the tracks was transformed into Concord Commons, a lovely condominium building that many Concordians call home. That was certainly the real start of the transformation of this terrific street that abuts Rideout Park.
I was involved in both the sale of the parcels and was charged with the assignment to sell the majority of the new homes built. One of the developers I represented built 116-118 Conant Street, an outstanding two family building that in turn was sold as separate condominium homes. A local Concordian that was downsizing (I prefer the word rightsizing) worked with a buyer agent from my office and purchased 116 Conant. It could not have been a better fit. Having left behind a much larger home, the open floor plan of this new construction home really spoke to the buyer. The three floors of the finished living area include a wonderful finished lower level, a first floor that has a terrific mudroom and absolutely gorgeous kitchen open to both the dining room and the family room with fireplace while the second floor boasts a beautiful primary suite and two additional bedrooms that share a second full bath. The main floors offer designer finishes, plentiful windows and striking natural light throughout the entire day. There is also a separate and individual free-standing detached garage with enough room to tinker as well as a nice size storage room in the basement. What more could a buyer want in this price range? The builder has an outstanding reputation around town and truly knows how to build an outstanding and highly efficient home. They absolutely set the standard when it comes to construction.
With all of the above said, we have been assigned to sell this lovely home as their needs have changed. This is truly an opportunity in this price range as new construction generally soars to a different price point due to the cost of parcels of land to build on and the general soaring costs of construction materials. If you are in the market for a recently built home that offers a location near open playfields, tennis courts, assorted play structures and basketball courts or if you want to live in our active and thriving West End then please take a look.
