I have to share with our community that Hatch Farm Lane, a passion project of mine, was a tremendous undertaking. The last home available on this new Lane in Concord is 16 Hatch Farm Lane. I announced in last week’s Bridge that the other three homes have sold. When I asked my family which of the four homes that make up this terrific new neighborhood they would want to live in, 16 Hatch Farm always won. We would all debate intensely because each home offers a unique and exciting value proposition. One of the project’s goals was that each home would offer its own unique design theory, ensuring that neighbors visiting each other wouldn’t walk into a doppelgänger of their home. The Barn, as we have named it, is unique indeed. We saved the original Barn that stood on Waldo Hatch’s farm site and, after a great deal of effort and thoughtful additions, turned it into a spectacular four bedroom home. This is the only four bedroom home on Hatch Farm Lane as the other three houses offer three bedrooms each.
Walking through the reimagined Barn, it’s clear this one-of-a-kind custom home surpasses any other home offered in Concord at its $2,995,000 price. Every person who has walked through this newly finished home has been absolutely blown away by the experience it delivers. Each room feels like it could be featured in Architectural Digest. It is that beautiful. I am not exaggerating in any way. Even when the house was under construction, the teams working on it discussed how truly amazing it was. It was common for me to walk into a room and overhear a plumber, electrician, or another team member who helped build the house discussing how refreshing the floorplan was and how it was truly a dream house. Part of what makes the experience so special is that the second floor ceilings are pitched to riff on what it would be like to live in the second floor of a barn. There is no attic. The entire experience offers museum-like spaces with soaring ceilings. The wide halls are perfect for anyone seeking sun-filled spaces and a feeling of peace when enjoying their home. The second floor offers three of the family bedrooms and the first floor offers a secluded office, mudroom, dining room, half bath, and a large combined kitchen/family room. The main living area, a combined kitchen and family room, occupies the entire expansive original Barn footprint. It features a dramatic design anchor: a natural stone fireplace with a vintage beam mantle topped with barnboard. It truly feels like you are in Colorado or in the best vintage New England house imaginable. The lower level offers a media/gym space and the fourth bedroom with an en-suite bath.
I am often asked why the project took so long to build. From an educational perspective, I share that building a home typically takes any builder 10 to 14 months. Any home, any builder. This project is a four home project. That makes just the construction portion of the project a four and a half year process. This project also had the most extensive landscaping scope of any recent Concord development. Please know the homeowners get to enjoy shared common land that has vegetable and herb gardens plus many fruit trees and berry bushes. It has a community fire pit and a field shed designed for entertaining and relaxing with family, friends, and neighbors. It even has access to a kettle pond that would be wonderful for any little ones to skate on. We have aptly named it Waldo’s pond after the farmer Waldo Hatch who farmed this land long ago and after whom the street is named.
This community has afforded me so much and if ever I develop anything in our town I want it to stand the test of time. Cookie cutter cul-de-sacs with identical homes hold no interest to me. They do not leave a legacy that my kids could point to with pride, knowing their dad developed those homes.
As an agent, I am proud to represent several builders in our community when they develop new homes and deeply grateful they trust my brokerage skills. Occasionally, I take on the enormous risk inherent in development. Concord Culinary Homes at Hatch Farm Lane is one of those times. I learned so much. Sometimes the reward is in the learning. For those critical of our town departments, I can only share that throughout the entire process I found town staff to be vigilant about protecting our community and as helpful as possible when assisting me with navigating the complexities of building a new neighborhood. To everyone involved in the process, I say thank you. To those who purchased the homes, please know they were built with the utmost care and with a deep attention to detail. Last but not least, to the person or family who buys the last available home: my family voted, and they think you have got yourselves a beauty!
