It is my privilege to share this home with you. One family has owned and enjoyed the property at 70 Lexington Road for over 40 years. I live nearby and was absolutely delighted when this Concord family contacted me. I have lived in multiple Concord homes over the years, on both sides of town. I’m grateful that I can speak to potential buyers about my personal experiences, as well as my use and enjoyment of the town as a whole. In this case, 70 Lexington Road is very close to my family’s current home. I have the pleasure of walking out of my home directly into the town center. Whether walking my dogs or grabbing breakfast at Helen’s with my boys, for the past several years, I have gained a deep understanding of in-town living and its benefits. I do admit it is a busy place to live and you must embrace the constant activity that comes with being directly exposed to all the comings and goings. That is unless you become the next owner of this very special property. This offering is truly a once in a lifetime opportunity to live on one of the most dramatic and secluded in-town lots that Concord offers. I am “new” to Concord, having only been around for about 40 years. That said, I have been in more Concord houses than I can count. With all that experience I have never looked out a home’s window and seen both church steeples at the same time! Not only is this home sited on a parcel that exceeds half an acre (.64 to be exact) in Concord Center but it also abuts the Mill Brook. The Mill Brook flows along the south side of this lot and then passes under Main Street. Historically the area known as the Mildam featured a dam across the Mill Brook creating a pond that powered a Grist Mill. In 1836 the dam was removed, draining the pond, but the brook continues to flow underground beneath Main Street exiting near Main Street Market and Cafe. I have not stood on any parcel that feels more historic than this one.
The home was built in 1896, making it a relatively new house. My own home predates 1750. I state this in jest, of course. A family clearly lived in and enjoyed 70 Lexington Road. It strongly evokes academic pursuit with built-in bookcases everywhere, reflecting a time before cell phones and computers. I envision a family enjoying a good book or two in this home. It offers 5 bedrooms, 3 and a half bathrooms and a two car garage that likely wasn’t original to its year of construction. My construction experience easily discerns that several additions have been made over the years. The house’s location and approach made moving undesirable, so an addition seemed to be the solution. I mention the approach because it has a Lexington Road address and though this home sits between First Parish Church Green and Heywood Meadow you would never know it was there. It offers a several hundred foot driveway and sits on a lot square lot in the middle of the block. In the business we call this a pork chop lot and these often offer some of the best privacy land can offer. The street side is narrow, offering a long, thin entry that then opens up significantly. When the leaves are on the trees three seasons a year I imagine the feeling of privacy is exceptional.
I also want to be clear that this house needs either a major renovation or addition, or at minimum a serious and passionate buyer willing to update it. I state this so you will not be surprised if you come take a look. My headline for the greater real estate community is as follows. “A truly magnificent home that is ready to be restored! Builders, visionaries and project seekers: this is the moment you have been waiting for!” I think that says it all. I believe some will be perfectly content with this home’s size, but many other families will want to meet the needs of today’s modern family and will plan to increase the size. Either way, it needs serious work. It is in the historic district, so that layer of the permitting process will be required.
